Habitat Beginning Family Selection Process

Mason County Habitat for Humanity is pleased to announce that applications will soon be open for another family to partner with the affiliate in owning their own home.  The next build will be the eighth Habitat home to be built in the Mason community, which is considered an exemplary feat, given the size of the community and that the local affiliate has just passed the seventh anniversary of affiliation!

The schedule for the application workshops is as follows: 

              Tuesday  July 14th   from  6:15pm-7:30pm

              Saturday July 18th from    10:am-11:30am

              Tuesday July 21st from 6:15pm-7:30pm

              Saturday July 25th from 10:am-11:30am @ First Baptist Church Fellowship

              Tuesday July 28th from 6:15pm-7:30pm

 These workshops will be held at the Eckert Civic Center located at 1024 McKinley Ave. except for the one on July 25th which will be at the First Baptist Church Fellowship Hall, and each applicant is required to attend two sessions.

 The following is an information sheet describing the criteria for qualifications to be a successful applicant.

 SO YOU’RE INTERESTED IN OWNING A HABITAT HOME…….

 All applicants will be considered without regard to race, color, religion, sex, or national origin. MCHFH is an equal housing opportunity lender.

Habitat is not a giveaway program; it is a hand-up not a hand-out.

Is a Habitat home free? No. We sell the home to you and you pay for the home. We carry the loan for you at no interest.

How do I qualify? The basic selection criteria are: (1) Be a resident of Mason County for 1 year (2) You do not own an habitable home (3) Exhibit a need for a safe and adequate home (4) Show ability to pay for the home (5) Prove willingness to partner with Mason County Habitat for Humanity affiliate.

What does my mortgage payment include? The principal payment, insurance escrow, tax escrow and maintenance escrow of $10 a month.

How much does a Habitat home cost? The cost of the house is determined after it is completed. The cost will include materials, professional labor, land purchase, landscape, etc.

Where is the Habitat home built? In different parts of the city, depending on the site of the property.

What is the size of the Habitat home? A three bedroom, 1 ½ bath will be built on the lot. Drive by the homes we have built.  All are the same house plan. You will be given an opportunity to choose one color for the interior, tile color, and the exterior color. A refrigerator and stove are provided as well as connections for washer and dryer. A storage building will also be provided.

How do you determine my certification to be a homeowner? The need for adequate shelter will be determined by the information given on your application, by a home visit, by documents from housing officials, utility bills, rent, medical documentation for special needs, credit checks, income verification and other as deemed necessary by the Family Selection Committee.

How can I show the willingness to partner with MCHFH? This can be shown by the information given on the application and gathered during the home visit, by attending 2 workshops training sessions, in understanding the philosophy of Habitat as well as the obligation of being a positive Habitat family.

How is my ability to pay for the home determined? Based on our local community criteria, a typical family of four would have an income within the $14,900 TO $24,820 range. This income range varies slightly as number of members in family application is increased or decreased.  For more information, call the Habitat office.

Income from public assistance, child support and alimony payments will be considered alongside employment. Family must show the ability to make all debt payments each month, family cannot declare bankruptcy within the state limits of application review, family has no liens or judgments that cannot be cleared before closing. The closing cost, homeowners insurance, taxes, will be added to the cost of the home. A financial review will be completed before the house closing.
